Project Overview

Fourways Mall is South Africa’s largest mall at 178,000 sqm, following a massive revamp in 2019. Flanagan & Gerard partnered with the Moolman Group to re-introduce Fourways Mall into the market as a premier shopping centre and entertainment destination. As part of the revamp, a new roof will be installed on the roof-top parking to prevent a leaking roof as well as provide a large-scale solar energy system with solar panels installed on top of this roof. This renewable energy drive supports a longer-term strategy to reduce the centre’s environmental impact and to ensure consistent energy supply. This will be the largest solar panel system in South Africa’s retail sector. The structural framing consists of columns, rafters and purlins connected to concrete columns constructed on an existing concrete structural framework. The complete project consisted of 6 roofs which interfaced with the existing lift-shafts and feature roofs. Of the 6 roofs, 5 are enclosed with sheeting with the last being a structure to accommodate solar panels.

Project Details
Steel erection and loading was done using light weight equipment such as customised trailers, spider cranes etc not to overload the existing concrete structure.
Interfacing with the existing building proved challenging. 3D scanning was carried out at the outset of the project. This helped the project team tremendously as the existing interfaces were identified and minimised the risk of detailing errors. As on any live project, access to the mall was required to be open during the construction of the roof-top roof. This meant careful planning went into the traffic plan to ensure on-time deliveries and movement of materials as and when required for the construction on a daily basis. Special traffic management implementations included various areas to ensure shortest route to the 50 000 sqm area for delivery and movement. Flagmen, special signage and traffic management was implemented to ensure the mall, tenants and all stakeholders were informed of the traffic management plans as and when required and to manage change management due to the size of the project.
Benefits of Steel in this Application

The versatility of steelwork is illustrated in this project. The lightweight steel ensured that little additional loads were imposed on the existing carpark structure.
